Why Cheap Property Can Become an Expensive Mistake


A while ago, a buyer showed me a property priced far below its neighbours. He was thrilled. In his mind, he had already spent the savings on furnishing the place.

A while ago, a buyer showed me a property priced far below its neighbours. He was thrilled. In his mind, he had already spent the savings on furnishing the place.


Then we started asking questions.

Within a week, the bargain came with a road that turns to mud in the rainy season, water pooling around the foundation, and a renovation quote larger than his savings. The discount didn't disappear; it just moved to a different invoice.


A low purchase price can be very attractive. But add up what often comes with it:

• Poor road access: raises construction costs, delays deliveries, and hurts resale value

• Drainage problems: water is the most expensive tenant a property can have

• High renovation costs: cosmetic issues are cheap, structural ones are not

• Infrastructure limitations: power, water, and internet are rarely "just a setup"

• Expensive transportation: distance gets paid for daily, in fuel, fares, and lost hours

• Documentation issues: the one that can cost you the whole property

• High maintenance costs: poorly built properties keep asking for money long after you've paid.

Suddenly, the "cheap" property isn't so cheap.


Before you commit, do three things:

  1. Visit in the rainy season: check how the road, the drainage, and the ground level behave after heavy rain.
  2. Get an engineer to inspect it: the foundation, roof, and wiring tell you more than the asking price does.
  3. Verify the documents independently: use a qualified lawyer and never rely on the seller's word alone.


The real question isn't "How much does it cost?"

Ask: "What am I getting for what I'm paying?"


Good property decisions consider both today's price and tomorrow's cost of ownership.
